What is Design-Build?
A design-build team works under a single contract with the project owner to provide both design and construction services as part of this style of project delivery. One organization, one contract, and a single coordinated flow of work from idea to completion. Design-build is sometimes referred to as single-source responsibility and design/construct.
Advantages of Design-Build
- With the design-build method, the design is carried out by a builder who is aware of all costs. An initial budgetary goal is determined.
- Cost of certain features is reviewed along the process as the design is built in a collaborative way with you. The builder will inform you of the project's cost if you want to include an expensive addition.
- During the design phase of the project (and elsewhere), money can be saved since your builder can tell you how much you would save if you removed a particular feature or swapped it for something that is more important to you. The design-build method prevents surprises after the design work is completed. You simply move into the construction phase understanding what things will cost.
- Because the bid process is eliminated, disputes are limited, and solutions to building problems are already solved prior to construction, design-build streamlines the process, resulting in one point of contact, lower costs, and faster project delivery.
